BUILDING PERMITS are required for all structures, as defined in the Village code. This includes any new construction, addition and alterations to existing structures, plumbing and electrical alterations as well as accessory structures, such as pools, patios, fences, walls, ponds, tennis and sports courts, gazebos, cabanas, garages, decks, oil or LP gas tanks, retaining walls, docks, driveways, and grade changes. A building permit application is the starting point for all Board applications, i.e. Architectural Review Board, Planning Board, Environmental
Conservation Board, Coastal Management Board and Zoning Board of Appeals. In addition to approval of the various boards, you may also need approval from the Suffolk County Board of Health and DEC, either permit or a letter of non-jurisdiction.
NOTE: Building Permits are valid for one year. If a CO is not issued, a permit must be renewed.
BUILDING PERMITS APPLICATIONS are available at Village Hall Monday thru Thursday from 9:00 am to 2:00 pm 631-584-5550.
PLEASE NOTE: Building permit applications must be complete and presented to the building department by the third Monday of each month, with appropriate fees to be placed on the ARB agenda for their next meeting date.
INSPECTIONS are required at various stages of construction. Contact the building department at 631-584-5602 at least 48 hours before needed. All stage inspections are required for the issuance of a Certificate of Occupancy.
CERTIFICATE OF OCCUPANCY or Compliance is required for all open permits. The following documents may be necessary to issue a CO. As Built Survey, Electrical Inspection Certificate, Suffolk County Board of Health Inspectors Certification, Architects and/or Structural Engineers certification and Village Engineers certification on all drainage and site work
